How Much Does Exterior House Painting Cost?

How much does it cost to get a professional to paint your properties exterior?

Here are some typical costs for exterior painting, including the required prep work and repainting all of the previously painted surfaces:

  • $4000 – $8000 for a brick veneer bungalow
  • $7000 – $13,000 for a small weatherboard cottage in good condition
  • $13,000 – $19,000 for a small modern Queensland home.

For a larger home you could expect to pay:

  • $5,500 – $10,000 for a two-storey, three bedroom house
  • $12,000 – $20,000+ for a two-storey weatherboard home, depending on the condition of surfaces and size of house.

Exterior painting your home is an easy way to update its look. There are many different reasons why you might want or need this done, with one being that it can be purely cosmetic and improve street appeal in addition to ensuring protection against elements like wind-driven rainwater seeping through cracks on the surface.

It’s also important to consider the type of painting required for your particular property. For example, a brick home, may never need painting but could benefit in looks from a coat of stucco or render, while a weatherboard home needs exterior painting on a regular basis to maintain its condition.

What Type Of Exterior Paint Should I Choose?

It’s important to note that not all exterior paints are created equally. Some were designed for certain surfaces and will produce better results than others if applied properly, but it is also crucial you know what type of paint your house has before starting any project!

Here are the different types of surfaces you may need to paint:

  • Aluminium
  • Concrete
  • Steel
  • Timber
  • Vinyl
  • Environmentally-friendly paints

Each surface type has a different preparation process and requires different undercoats, to paint properly. As almost every surface is different, it’s worth contacting a painting expert to figure out the best product choice(s) for your situation.

However, we have listed the types of paint and the typical process for each type of surface.

Aluminium exterior

For aluminium house exteriors, you have a choice between using 100% acrylic latex paint, and alkyd paint. If you’re using the acrylic latex, you’ll need to apply an acrylic latex primer first, but if you’re just using the alkyd paint – no primer is needed.

Usually, an aluminium exterior needs painting every five years or so.

Concrete, stucco or masonry exterior

If you’re painting brick, concrete or stucco (or any other surface for that matter), use an acrylic exterior paint with elastomeric properties. This type of formula will flex when mixed on top of hard surfaces so it can combat cracking and other issues associated with aging roofs/walls over time!

Stucco walls need to be painted every five years, while paint on brick exteriors tends to last 15 or more years.

Timber exteriors

The perfect paint for your new wooden home is an acrylic latex, preferably one with a a stain block. You will need to a primer layer first though!

Timber homes should be painted every 4-6 years, depending on weather conditions in your area. If you’re using Dulux Weathershield, you shouldn’t have any issues with your paint peeling or cracking.

Vinyl exteriors

If your house has a vinyl exterior, you can use 100% acrylic latex paint and you don’t need a primer.

Vinyl homes can generally go 10 to 15 years without the need to be repainted.

Steel exteriors

For homes with steel cladding, use a metal primer before applying an alkyd paint.

Environmentally-friendly paints

If you’re looking for a more environmentally friendly, healthier paint choice, one of the new environmentally friendly low-VOC or natural house paints is the way to go. These are perfect for people with paint sensitivities or those that don’t want chemicals to run off into their gardens or stormwater.

Questions You Should Ask When Getting Quotes

When vetting potential companies to do your exterior painting work, it is important to ask the following questions:

  • What training, qualifications and certifications do they have.
  • Are you licensed?
  • Am I able to see examples of previous work?
  • Do you provide a written quote?
  • Can you provide a breakdown of the services you include within a quote?
  • Do you have a QBCC License?

Why Exterior House Painting Increases Your Property Value

Painting the exterior of your home or investment property can significantly increase the perceived value of your property – especially if the existing paint job is in a less than desirable state. It can also help attract renters to your investment property so you don’t lose valuable weeks with your property un-occupied.

When Array of Colour start a painting job we take great care to maintain the presentation of your home before we begin painting, ensuring we keep paint off the floor or windows. Window trims and skirting boards require close attention when painting, and we take great care to ensure that these small details look fantastic.

We work efficiently so we can provide a competitive price, and we’re not happy until you’re happy.

How Long Will My Brisbane Painting Job Take?

We understand how important it is for your painting jobs to be completed as fast as possible. We know how it can be a pain not to be able to properly access your home or office. That’s why we are committed to finishing your exterior house painting job efficiently.

When it comes to completing house painting work there are many factors that can impact the time it takes to complete a house painting job in Brisbane. These include:

  • The size of of the area that needs to be painted
  • The condition of the surface we’re painting.
  • The weather

At Array of Colour there are a number of things we do to make sure every project is completed on time.

  • Each crew is focussed on one job at a time. This means that you only have to deal with one group of trades, and we can be out of your hair as soon as possible. It also helps our tradesmen as they can focus on one job each day (instead of having their focus split each day).
  • We’ll discuss project timeframes with you and commit to sticking to them. Having been in the painting industry for over 20 years, we can accurately determine how long a job is going to take. If we anticipate that a job is likely to run over-schedule we’ll inform you as soon as possible.

The Dangers of DIY Painting

As experienced painters, our trades have a wide selection of brushes, tools and scaffold which we use when completing your job. As well as this the industry contacts we have built allow us to get better prices on the highest quality paints. Purchasing all of the equipment and paints yourself can end up being just as expensive as going with a professional painter (even when you save on the labour cost).

There are also other issues you can experience trying to paint your property:

  • Inadequate protection of floors.
  • Incorrect or mismatch of paint.
  • Feature walls – both applications and cover-ups.
  • Damage to other areas of the house.
  • Damage to fittings on or near painting area.
  • Incorrect disposal of paint and cleaning methods.

To avoid these issues, and saving the stress of having to plan, purchase and carry out your exterior house painting work we highly recommend getting quotes from reputable painting companies. If you would like a quote in 24 hours, please contact us!
